Roof Repair or Replacement: What to Look For

A plain-language guide to roof age, leaks, flashing, shingles, and the evidence behind repair or replacement.

A leak does not automatically mean a complete replacement, and a repair is not always the best long-term answer. The decision needs to follow the evidence.

Look beyond the leak

Water can travel before it becomes visible indoors. Flashing, roof penetrations, valleys, and transitions are common investigation points.

Consider the roof as a system

Shingles, underlayment, ventilation, flashing, decking, and drainage work together. A localized symptom may point to a broader condition.

Weigh age and repeated repairs

An otherwise sound roof with isolated damage may be repairable. Widespread wear, recurring leaks, or extensive material failure can change that calculation.

Ask for a defined recommendation

A useful estimate identifies observed conditions, the proposed scope, major assumptions, and what is not included.
